A comparative market analysis, or CMA for short, is a real estate agents methodology at determining the value of a specific property. To determine the property’s value an agent will look at Active Listings, Pending Listings, and Sold Listings with Pending and Solds not going back any farther than 180 days. The primary objective is to determine what a specific property will sell for today. This point is a source of confusion due to most people, when looking online, only look at Active Listings. As agents, we have access to more statistical data that is displayed to the public. One such piece of information is Continuous Days on Market – a primary factor in determining if a property is over priced.
