It boundaries stretch from 76th Street in the south, 35th Avenue in the east, 100th, Quilceda Creek and 92nd Street in the north and 57th, 59th and Allen Creek in the east. The northern part of downtown Marysville is with its borders and another name for Pinewood Neighborhood is Downtown Marysville North.

Zoning and land use designations vary through the neighborhood with single family lying primarily in the east and north but there are scatted single family designations on the west and central portions of Pinewood Neighborhood. The downtown corridor has four general commercial, three multi-family, one mixed use and one community business designation.
