Harborview Two StoryLocated in the southern end of the City of Marysville, the Sunnyside Neighborhood is primarily zoned single family with one neighborhood business designation that the Sunnyside Nursery occupies. The rest of the neighborhood, almost 50%, is open land in the flood plane and not suitable for building.

This gives the residents on the south western side of Sunny Boulevard a natural green belt where their views and land will be protected long into the future. Jones Creek, which stretches for the Eastside of Marysville, empties into a small estuary where it intersects with Allen Creek a little farther west. Sunnyside Neighborhood has just a few small communities due to the lack of suitable land which consist of Harvest Moon, Harborview and Apple Estates.
