In May's Neighborhood Spotlight we travel north to the town of Arlington and the Eagle Heights neighborhood. Arlington's 98223 is a vast zip code; however, being located on the northside of 172nd and near SR9 - 85th Ave NE is the main neighborhood entrance - Eagle Heights is one of Arlington's most southern neighborhood west of SR 9.
Spanning a 8 -9 year period, Eagle Heights was built in two phases. Phase 1, or old neighborhood, was built in 2004 by DB Johnson and is located in the northern, or back half of the neighborhood. Phase 2 was completed by Cornerstone Homes NW LLC which are the newer homes at the neighborhood's entrance.
The two phases have similar, quality construction and appealing architecture, yet different, lot sizes and neighborhood layout, characteristics that cater to just about anyone. However, some find the CC&Rs a bit constrictive.
Why are Eagle Heights Homes so Desirable?
Besides the quality construction and neighborhood appeal, Eagle Heights experiences a pride of ownership visible by the manicured lawns, mature yet not overgrown landscaping, uniformed exterior paint schemes, and well maintained common areas, and long entrance with lush green grass and accent trees.
Phase 1 was constructed with multiple rambler and two story floorplans which either came with a 2 or 3 car garage, Complimenting the neighborhood's layout are 2 parks complete with jungle gyms, located at either end of the neighborhood, and picnic areas throughout for residents to enjoy. Also, if you're into it, the Norpoint gun range is across 172nd from Eagle Heights.

During Phase 2 development, the Arlington real estate market was still in recovery mode, 2012. The chart dates back to to May 2013 showing, at that time, new construction Phase 2 sales. Now in 2014 there is are resales in the Phase 2 and I have yet to see a Phase 2 home turnover.
Number of Sales by Price Range
Eagle Heights has the most sells between the $200k - $250k and $250k - $300k range. However, there have been recent sales in the $300k - $350k and $350k - $400k range in Phase 2 and recently in Phase 1.
