Over the last year, and back into 2012, real estate prices have recovered from a slump only to boom while inventory has gone from excessive to a real shortage. What do we make of all the rapid changes? Hard to keep up with or "is what it is"? Here are housing values, days on market, months of available inventory and supply, and a 90 day snap shot.
Increasing Snohomish County House Values
The average closed sales price comparing November 2013 to 2012 shows gains of 9.3% and November's 2013 and 2012 Y-T-D comparison increased 11.7%. The median closed sales prices are 12.6 for the month-to-month comparison and 13.0% for the Y-T-D comparison.

The Big 6 Areas comprising the data are: Bothell, Lynnwood, Everett, Snohomish, Lake Stevens, and Marysville.
Increasing Days on Market for Snohomish County Homes
November marks an emerging trend, increasing days on market. Since July 2013, market times have steadily increased by 82%, from 29 to 53 days. It is now taking nearly 2 months for Snohomish County's inventory to turnover and that means less likelihood of competing offers. However, competing offers are not a thing of the past - just yet.

Decreasing Snohomish County Housing Inventory
Despite increasing market times, Snohomish County is on its 2nd straight month of declining home inventory after a recent rise. The difference is only 6/10's of a month but during the winter that can mean selling for more money and, possibly, not competing with comparable homeowners who wait till spring.

Snohomish County's Busiest Pricing Segments
From $200,000 to $500,000 are the most active price ranges which comprised 75% of November's total sales. Meanwhile in the $1m plus category, homes ... eh hem, 2 homes sold for an average of 165% of list price - lucky them!
