Average Days on Market for a residential home is down to 27 days which indicates homes sales are waking-up from their winter slumber.

 

Average Home Prices

Quarter 1 is to soon to tell if home prices will steady increase through the summer months yet there has be a ever-so-slight uptick to $825,451.

 

Average Price Per Sq Ft

Just like home prices, Average Price Per Sq Sf has seen an increase as well yet it has been more significant than prices. I'm guessing, lower square footage homes are coming available, which typically have a higher Price Per Sq Sf, increasing the Average Price Per Sq Ft at a quicker pace.

 

Active Homes for Sale

Though not huge or surprising, the Active Homes for Sale has been on steady incline since the first of the year with just over 200 more units than December 2024. Look for Homes for Sale to steady increase into Summer.

 

New Listings for Sale

The amount of New Listings hitting the market are up indicating that homeowners are moving into the market. Could this be a start of more housing inventory since March's numbers are nearly that of 2024's high?

 

Closed Sales Volume

Closed Sales Volume has increased and would expect that increase to last through summer and decline into fall. Yet, will the sales reach 2024 levels with current economic uncertainty? That remains to be seen.
