Neighborhood Spotlight: Warm Beach

In the second edition of Neighborhood Spotlight, we travel to northwest Snohomish County and the city of Stanwood Washington where you'll find the community of Warm Beach. Approximately 4 sq/miles, Warm Beach lends its name (though this is not confirmed) to Washington's afternoon summer Sun which blankets its shorelines.

While being a quaint Stanwood community, Warm Beach has annual event that brightens hearts in cold winter months, the Warm Beach Lights of Christmas. Know for its million plus lighting displays, kids rides, hot chocolate, and winter bizarre, the Light of Christmas is a splendor to gaze upon.

If a calmer pace of life with similar folks is of interest then cruise over to the Warm Beach Senior Community. Offering manufactured home living, rehabilitation with in-patient and out-patient options, and independent living, the Warm Beach Senior Community offers so much to residents in a not-so-far-away place.

Where is Warm Beach?

Located in southwest Stanwood, Warm Beach can be found by traveling west out of Smokey Point (I-5 exit 206) on Lakewood Rd (Highway 531) to the shores of the Puget Sound, just don't drive to far as you'll get wet.

Why are Warm Beach Homes Desirable?

Neighborhoods like Blacktail Forest (known for its large homes with huge shops), Lake Martha (lakefront homes and private fishing), and Marine Dr with its Sound views are highly desired and can be found by doing a Warm Beach home search. Other familiar names are Port Susan and nearby Kayak Point and Lake Howard.

In February there was 8 Active listings in Warm Beach and the area inventory level fluctuate from month-to-month.

Over the last 12 month period Warm Beach averaged 2.3 homes sales per month.

The most active price range in Warm Beach is the $200,000 - $300,000 price range which is also indicative of Snohomish County.

Snohomish County's residential real estate statistics for January 2014 are published below with focuses on average and median home prices, market times, inventory levels, and pricing segments. Will Snohomish County continue to a healthy recovery or will affordability continue to be pushed out of the area?

Average & Median Home Prices for Snohomish County

The average closed price home for Jan. 2014 compared to Jan. 2013 increased of 11.1% and the Y-T-D prices show the same. The median closed price increased 12.4%. In November the price increases were higher which could point to early signs of a slowing; however, the reduction in gains are not significant enough to make a conclusion.

Snohomish County USDA Eligible Areas Remain Unchanged

On January 17, 2014 President Obama signed the Consolidated Appropriations Act of 2014 and effectively postponing any changes to Snohomish County's USDA eligible areas. On page 1544 of the Consolidated Appropriations Act, 2014 the .pdf reads:

1 (12 U.S.C. 1715z–20(g)), the Secretary of Housing and 2 Urban Development may, until September 30, 2014, in3 sure and enter into commitments to insure mortgages 4 under such section 255.
